You are warmly welcomed to 3fortyone

Ian & Sue come from professional back grounds, with much experience to make your stay comfortable. Our family have lived on the property for 25 years, we know the area well.

You will have independent access to your guest suite. Your hosts live within the same house but in separate spaces with a locked door between.

We respect your privacy and can be reached by text if you need anything.

Relax and enjoy some fresh baking, made for you by The Good Batch. The fridge will be stocked with complimentary bottled water, fruit juice, milk, a local beer & small bottle of wine on arrival. Enjoy a drink with some local award-winning cheese and crackers.

Note: The water supply is rain harvested, filtered to the highest level and is a delight to drink.

Breakfast – a continental breakfast selection of freshly made muesli from The Good Batch & their delicious Breakfast Bites plus an alternative cereal choice, yoghurt and seasonal fresh fruit or preserves.

Delivered to your suite the night before so you can enjoy at your leisure in the morning either on the deck in warm weather or in the guest lounge.

Whether you are in the mighty Waikato for business, a special occasion or are planning to explore the region’s best, 3fortyone offers you quiet, quality accommodation with rural views in the hidden away and peaceful setting of the Koromatua valley.

Our home was built in late 2019. The guest wing has 3 bedrooms and a guest lounge, all comfortably furnished to accommodate up to 6 guests.

3fortyone is ideal for those travelling for work, it is a quiet retreat at the end of the day with more space and comfort than many motels or hotels nearby.

Once your dates are booked you will not share the space with other guests

There is a wonderful north facing deck overlooking mature trees & farmland to enjoy your summer alfresco breakfast or drinks.

3fortyone is the home of The Good Batch which operates out of our registered home kitchen. Sue bakes and sends all over NZ for customers to gift or enjoy. You can be sure; you will be welcomed with some delicious baking to enjoy!

3fortyone is enviably situated in surrounding farmland but only 9 km to Hamilton CBD making cafes and restaurants easily accessible. We understand that sometimes, once you have arrived, you do not want to go back out for a meal. With notice, we offer a small dinner menu for those of you who prefer to dine in.

Reservation Policy

Check-In Time: from 2.00pm-8pm

Check-Out Time: 10.00am

Full payment is required for a reservation to be confirmed
Check in is from 2:00pm (14:00) to 8pm (20:00). Please let us know if you need to arrive outside these times and we will try to accommodate this.
Check-Out is until 10.00am
The guest wing is accessed via a separate keyless door. You will be given an access code prior to check-in via email.
We reserve the right to ask for a refundable damage deposit/bond of $200NZD. This deposit is fully refundable as long as there has been no damage to the property, or no extra cleaning is required.
Please close & lock all windows & doors when you leave the guest suite.
The minimum age for check in is 20 unless accompanied by an adult.
No Smoking or Vaping inside.
Drug use is not allowed anywhere on the property
No candles or burning of incense
Parties/ Events/Large group gatherings are not allowed
As this is a rural/residential area, we ask that guests are quiet between 10pm and 7am
Pets are not allowed
Visitors who are not registered to stay must leave the property by 10.30pm

Cancellation Policy

Please note, no cancellation fee will apply if you are unable to travel to our accommodation due to Covid 19 Restrictions.

Full refund: If you choose to cancel we will offer a full refund 5 days prior to arrival.

Partial refund: Cancellation within 5 days of arrival - Get back 50% of every night but the first one. No refund of the first night or the service fee.
